Landlords rights and obligations can be found in the Residential Tenancies Act for each Australian State.
The following basic actions and conditions must be done for a tenant at the beginning and during the term of tenancy:
- Signed copy of the lease agreement given to the tenant.
- Signed copy of a property Conditions Report given to the tenant
- The bond lodgement form signed and submitted on your behalf to the rental bond board or trust
- The provision of a clean, safe and secure property ready for immediate occupancy
- The regular servicing and maintenance of all fixed appliances such as water and gas heaters
- The issue of detailed receipts for rental payments to the tenant
- The financial and resource preparedness to conduct necessary and urgent repairs when needed
- Respecting the right of the tenant to peaceful and quiet enjoyment of the premises, observing rules for notices for inspections and access.

As a landlord you must:
- Maintain the premises in a reasonable state of repair with non-urgent repairs completed in a timely manner.
- Organise urgent repairs as soon as reasonably possible after having been notified by the tenant of the fault or damage (refer to the residential tenancy agreement for further details).
- Issue receipts for all payments made by your tenants, except where rent is paid into an account or by direct debit or is electronically transferred.
- Pay for all council rates, land taxes, sewerage and water service charges.
- Make sure the property is safe and secure
- Ensure your tenant's reasonable peace, privacy and quiet enjoyment of the rented premises is not interrupted by you or any other person you have authorised to enter the premises.
- Give your tenant 60 days written notice of any rent increase.
