For anyone thinking about selling their home, I would recommend they use homesales.com.au and sell their home privately. I used the free Basic Package as my property was quite remote, but I would recommend everyone use the Premium Packages so you can take advantage of the professional photographs and other benefits.
Based on my experience with the site, the process was very simple and anything I wasn't sure of was answered in the Learning Centre. I particularly liked the way I was able to edit my advertisement as well as change photographs as required.
My property had over 500 hits and was sold within 3 weeks to the second person who contacted me through the site.
I can't thank homesales.com.au enough, for the opportunity to use their website expertise and sell our home so quickly and effortlessly.
All I had to do, was have on hand an "Offer and Acceptance Form" for the buyer to complete, then contact my Settlement Agent who handled the rest and put the money in the bank!

When I opened your site I was so pleased that it was a site that was so easy to navigate. It told me step by step what I should do next and guess what? It worked!
I loved the idea that you could put so many photos on this site. You can go back anytime and change things if you need to. Your privacy is assured by having an email address for buyer contact which the site acknowledges. This is important because you only want interested buyers looking at your property not sticky-beaks.
There is also ancillary support if you need it such as boards, flyers etc, at a very reasonable cost and I know because I priced these for sale boards at different printing agencies - many were 20% plus more expensive. I sold my home within 2 weeks.
I was quoted by real estate agents that we could reach anything between $560K to $620K with their commission on the sale between 1.1% to 3.3% depending on the agency. We got $700K and no commission to pay. So work it out, how much we have in our pocket, yes the whole $700K. Take my advice have a go yourself after all who knows your property better than you? I would like to thank the genius who started up this site and of course all the staff at homesales.com.au.

and I know YOU can do exactly the same as me. I saved $17,000 in fees
by putting my house on homesales.com.au Don’t delay – do it now and you
will never regret your decision.
Lessons learnt from my experience – advertise, advertise, advertise, advertise – be proactive!.
Utilize the photo’s – You must get good photo’s done. Pictures tell
1,000 words! I fortunately had a wide angle lens but if you don’t have
one, purchase one of the packages from homesales.com.au.
If you don’t have a good camera I would recommend that you purchase the
Premium+ as this gives you professional photo’s, property floor plan
and a large sign – these I believe are the minimum you need.
Get a large sign that is put up in front of the property. I regret not
doing this as people who drove by did not know if this house was for
sale. I actually had a couple who were in the car on the road in front
of the driveway and they shouted at me, “Is this house for sale”!. The
next time I sell a house I would buy one of these.
Ask your Solicitor to prepare a Section 32 and Contract of Sale BEFORE you put the add up on homesales.com.au. You want to be ready to sell! And people will ask for these.
I had initially rejected 3 offers prior to the sale because they were
LOW – be prepared to negotiate. Look in your own suburb for similar
houses that are for sale because people will compare prices. I would
recommend that your advertised price is negotiable because you don’t
want to scare people away but in fact do the opposite – bring them in
to negotiate and buy.
One final note and probably the best practice idea that I can give
you. Print out brochures of your own house that is for sale and go and
attend public auctions in your own suburb of similar house
characteristics. Hand out the brochures to people who put in failed
bids on the property as these are the people who would be interested in
your property. This will increase your market and have a greater
chance for a sale.
Just remember … you only need ONE buyer to sign the contract.

Why should selling a house be so complicated, we sell hundreds of cars online everyday.
