To best attract buyers to your property listing, we recommend adding as much detail to your property listing as possible.

Property Details...
In this step you are required to enter the details and features of the property you are selling.
These include:
Property Address:
Enter the following property details:
Street number, street address, suburb, postcode and state.
Property Type:
Choose the icon that best represents your property.
These include, house, townhouse, unit/flat, apartment/warehouse, land and rural/farm.
These icons are used to match your property to potential buyers looking for a particular type of property under a specific search category.
Property Features:
Choose from the drop down boxes the following details that represent your property.
These include if applicable:
* Number of Bedrooms
* Number of Bathrooms
* Number of garage/carport spaces
* Property Size
* Land Size
* Energy Efficiency Rating
This information is used to attract potential buyers searching for a particular property type.
Property Right Price Report:
The price of your property will determine which buyers you attract. To determine how you should price your property in the current market, homesales.com.au will provide you with a detailed Property Report specific to your property address.
As part of your homesales.com.au advertising package you will receive via email a Residex Right Price Report based on the information you have provided within your property listing.
This price information will assist you in setting your asking price of your property.
Once payment is received this report will be emailed to you within 24 hours of your advertising listing being approved.
In this step you are asked to provide a personal property rating on a scale of 1-10 as compared to the other properties in your street.
Pricing your property at the correct value can be the difference between selling your property or not selling your property so it is important that you do the research or get the right advice.
Setting your Price:
Within this step you can enter the price of your property and how you would like it displayed.
Simply enter your listing price and select one of the following price displays:
* Show Price (e.g. $536,000)
* Show Price Plus (e.g. $$536,000 plus)
* Price on Application (e.g. POA)
If you are not sure of the price to display at the time of placing your advertisement simply click on POA and you can come back to your listing at a later date to enter this information.
Title and Description:
Your title & description should spark the curiosity of the buyer to read more!
It’s important to provide any potential buyers as much information about the property you are selling highlighting any special features.
E.g. Beachfront home on a rare 1000sqm block!
Your description should start with the number one selling point of your property and should work down the list. If you are close to schools or public transport or have a special feature within the property such as granite bench tops, these should all be mentioned.
It is important be precise, clear and honest as any misrepresentation may detract from your advertisement.
Once your listing has been placed you can login to your account and edit the property details at anytime and as many times as you want by clicking on ‘Edit’ within your member’s dashboard.
